This lot is in close proximity to restaurants, shopping, Terry Ashe Park and Starbucks. Three sides of the property have serviceable fencing and one side needs some new fencing and repair to the existing fencing. The Paradise Irrigation District (PID) advises the water account has an INACTIVE status. The PID requires a District Backflow Device to be installed, which is needed for the property. There are three fees required to activate the account. (1) Reconnect Capacity Fee, (2) Reconnection Fee and (3) Meter Installation/Backflow Device Installation fee. Currently the total of the three fees to activate the water account is $4,940 until July 1, 2025. On 07/01/2025 the Reconnect Capacity Fee will increase to $4,350. The total to Activate the water account after July 1, 2025 will be $6,390 and will stay the same from July 1, 2025 to July 1, 2026. On July 1, 2026 the Reconnect Capacity Fee goes to $5,800 and on July 1, 2027 the Reconnect Capacity Fee goes to $7,251. The existing septic system has not been evaluated by the Town of Paradise Building Resiliency Center Septic System Specialist. Most likely a new septic system will be needed.
